The recent 13-year
lease extension of the Queensland State Government’s ‘State
Law’ building has been accompanied with a promise to deliver
an improved ABGR.
Energy Conservation Systems (ECS) was commissioned as a part of
Investa’s Greenhouse Guarantee Program to facilitate the achievement
of a desired 4 star ABGR tenancy. Within the program, the 25,342m2
building will now be guaranteed to raise its ABGR rating from the
current 2.5 Stars to 4 Stars (with the probability of 4.5 Stars).
The target will be achieved by installing new highly efficient
T5 fluorescent luminaires combined with an ECS Managed Lighting
System (MLS) designed by the ECS engineering team in Brisbane to
deliver maximum energy savings. T5 dimmable luminaires are currently
considered the world’s best practice in terms of energy performance
for office lighting. Coupling this technology with an integrated
control system (the sensors are installed within the luminaires),
the lighting will now be automatically switched off in all vacant
areas, and automatically dimmed to a minimum level in all occupied
areas. This achieves maximum energy savings from the tenancy lighting.
A lighting system can be highly efficient, however, if it isn’t
accepted well by staff it is unlikely to remain efficient. Effectively
switchless , the automated system complete with corridor linking,
functional zoning and the ability to change light levels as required,
the MLS ticks yet another box. To complete the package tenants were
educated about the workings of the new system, through a ‘Tenant
Awareness Program’.
Included within the Greenhouse Guarantee, ECS will also provide
ongoing advice for any future efficiency upgrades, as well as ongoing
energy monitoring, savings verification and corrective action if
required.
As a result, the Queensland State Government tenancy is predicted
to save over $120,000 per annum on its electricity bills and reduce
annual C02 emissions by 1,210 tonnes, adding a further 24 million
Black Balloons to ECS’s tally of greenhouse gas savings. |
